    • C,D Class neighborhoods (NO A or B)
    • Neighborhood must have renters and or multifamily/sfr mix
    • NO HOA
    • Must break even as LTR in the first year
    • Light to medium rehab only for rentals
  • Preference given to:
    • Driveway (unshared) and or street parking that supports more than 4 cars
    • Attached Garage
    • Good schools, parks, transit, LOW crime, hospitals and other industry/jobs nearby and or easy to get to
    • less than 10 minutes walk to mass transit, food, shopping

  • We can be flexible on “some” of the hard requirements if other factors make it a good deal. If you think it will still work, submit it anyway
